Update on Safeway Store at El Camino and Spruce Avenue in South San Francisco

EXTRA! EXTRA! Read all about it!!

The City of SSF has released an update on the old Safeway lot at the corner of ECR and Spruce. After years of having an empty lot with nothing to offer, there is hope this empty lot will be thriving again, giving the community an updated grocery store (Safeway) and other shops we can all hopefully appreciate for years to come!!

Surely, we can all agree it is long overdue to have development at that site. We can only hope we won’t get stuck with businesses we already have plenty of and hopefully will get unique offerings.

See below to read the released update from Leslie Arroyo, City of SSF:

“SOUTH SAN FRANCISCO, Calif., Aug. 4, 2021 – After several years, the privately-owned site at 180 El Camino Real will finally have a new look, thanks to Safeway and real estate developer SteelWave, which is under contract to purchase the fourteen-acre property.

“We know this has been a source of frustration for our residents, as well as our City Council, and we are happy to finally see some movement with this site,” says South San Francisco City Manager Mike Futrell.

Safeway and the developer’s top priority is to build a new 63,000 square foot grocery store at the corner of El Camino Real and Spruce Avenue, plus additional small-sized neighborhood-serving retail. The goal is to have the new Safeway and shops up and operating in a year.

For years, the City has gone through various plans to revitalize the site. “It was an eyesore for our residents and the City did everything in its power to start the revitalization of the property, but nothing ever came to fruition,” added Futrell, “but the new owners are ready to get going.”

The site has already been approved by the City for a new Safeway store. The applicants are proposing improvements to the site layout and building appearance, and these revisions will be reviewed by the Design Review Board and Planning Commission.

The Safeway store and associated retail areas will cover approximately three acres of the fourteen-acre site. Other uses for the remainder of the property are in the conceptual planning and will be reviewed by the City.”

Have heard this for over 15 years, bring it on! We need a roomy FULL Safeway in this area! Sure miss Pet Club!! So many services are gone. Too much HUGE housing that brings crowding, traffic, etc!!

Dolores Hosking Gomez yes Judy! Its always pleasurable (was), having the chocolate aroma always in the air at that site!

Judi Murillo Jones

Dolores Hosking Gomez Yeah, that’s it. My mom went to the grand opening when I was home sick with the Mumps (before MMR vaccines!). She brought me home a teddy bear with big puffy rubber cheeks – just like mine lol. We named him Mumpy!

Mary Richards Withdrew

Judi Murillo Jones YES, WHITEFRONT WAS THERE IN THE LATE 60’S, EARLY 70’S.

Judi Murillo Jones

Mary Richards Withdrew My mom worked there for a bit. She’d bring home the “irregulars” in brown paper lunch bags. She’d try to hide them from us kids, but we always found them. Great memories ❤️

Judi Murillo Jones

Mary Richards Withdrew Wait – are you Curtis Richard’s sister? I used to have a crush on him when you lived around the corner from us. But he was much older lol.

Mary Richards Withdrew

Judi Murillo Jones thats so sweet! Judy, its me, Mary Richards! HI!

Judi Murillo Jones

Mary Richards Withdrew Hi! Aren’t you my sister Elaine’s age?

Mary Richards Withdrew

Judi Murillo Jones LOVE IT! With such a nice big family, its almost impossible to hide anything from the kids, ESPECIALLY SEE’S CANDIES!

Mary Richards Withdrew

Judi Murillo Jones Yes, Curtis is my younger brother, Paul, my older bro. I know all of you so well, you were the youngest, so I knew Elaine and Jimmy closest. Curt and your brother Johnny were friends. We could, in the old days walk up to our back yard up the hill to your Auntie Louisa’s and to the right, your back yard! Then years ago, everyone put up fences. ( it used to be a good short-cut. Your sister Betty came by 11 yrs ago, we caught up on our families.

Judi Murillo Jones

Mary Richards Withdrew That was actually my grandmother Eloisa (but you were close!). The Gonzales kids (my cousins) called her Aunt Eloisa so that’s probably where you heard it. I loved how all the houses just ran into each other with no fences. It was so cool to just go up the hill to see my grandma. We really had great childhoods in Brisbane.

Mary Richards Withdrew

Judi Murillo Jones Yes, Its true, we had fun, real good neighbors, school practically across the street!

Lucinda Denning

Andrea Carey Villa no one can afford the housing they build. As for tanforan all there is is 10 million shoe stores..lol what we need is like a outlet mall but that will never happen nor a walmart in San mateo County.

Andrea Carey Villa what the f**k!

Wendy Kan

Andrea Carey Villa wow I guess there goes BJs and Barnes and Noble. Target is closing for sure too. Just after the remodel

Lucinda Denning

what about planet fitness they just put that there.. kinda dumb if they are gonna tear down tanforan

Benjamin Peralta

Andrea Carey Villa Read the last sentence . Condos are coming.

Jay Katt

Benjamin Peralta …. Jeffrey Soria said they’re putting in a Gold Club II a Spearmint Rhino West and a Taqueria

Andrea Carey Villa

Benjamin Peralta, I did think about that but there are going to be apartments/condos going up where the old movie theater was and now the Tanforan Mall land will have housing as well. I’m hoping that the City utilizes that shopping center for various stores, restaurants, gym, etc but no housing. Keep it separate.

Jeffrey Soria

Jay Katt imagine the tax revenue for San Bruno!

Jake Ter

They should fire the entire San Bruno City Council.

Off all the stores you guys want to support Albertson / Safeway

These guys treat their workers like crap and they’re with corporate buys (diabetic products) Chips/ Soda/ candy

What you guys needs is a Natural good grocery or consider another TJ or Gus Market.

Karen Diez

I feel your pain, from SSF but we are now in Tracy and it’s the exact opposite! We need less housing and more Grocery Stores. This whole supply and demand has been a huge eye opener. I never thought my history or social studies classes would come to lie in my life time lol

Sue Pennington

We need a Walmart desperately

Replies:

Kathy Townsley

Sue Pennington no you don’t!

Shannon Elliott

Sue Pennington nope it will kill local businesses

Angelique Presidente

Shannon Elliott because the 3 surrounding Targets wouldn’t?! Or the 3 Costco in SSF?

Jeffrey Soria

Shannon Elliott So.City has 3 COSTCO’s, a couple Starbucks and 3 Target’s in neighboring cities a few minute drive away from SSF…it’s not about local businesses #lovewalmart

Shannon Elliott

Save for the part where it’s legit Walmart’s business model, to come in and under cut other businesses so that have to close this includes local businesses and chains. Also the way Walmart treats their employees and the family that owns the company are monstrous

Lucinda Denning

what is down town really not that much. we do need a walmart in san mateo county. or some other stores than a target, costco. its boring. SSF needs more varitey and outlets but that will never happen

Andrea Carey Villa

Shannon Elliott, I’ve heard stories about Walmart. I’ve shopped at several Walmarts in different locations and asked several employees if they feel like they are being treated bad or under paid and they have all said they like their jobs and don’t feel mistreated. There are a lot of cities that have several Walmarts and still have small local businesses. People should have a choice where they want to shop. Walmart helps families on tight budgets. If you don’t like the store then simply don’t shop there. I won’t shop at a local businesses if it’s overpriced just to support them. I’ll drive to other cities to spend my money. That’s where SSF looses out. People will go somewhere else or shop on-line. No one complains that the 3 Costco’s, 3 Targets and 2 Walgreens are hurting the local businesses. And I’m sure the pay and benefits are very similar. It’s not the stores hurting our city pushing people out, it’s the cost of housing. And no matter how many new homes are squeezed on the remaining empty land spaces it’s not going to make them affordable. The prices need to go down to match the average income.

Sue Pennington

We have too many targets in Daly City and ssf

Grecia Abigail Gonzalez

Sue Pennington yes I rather have a walmart than another grocery only store. I love me some target but we need options!!!

Wendy Sinclair-Smith

Grecia Abigail Gonzalez yes, satisfying your selection choices is more important than letting there be good employers who will pay decent wages and not be under cut by greedy Walmart

Andrea Carey Villa

Wendy Sinclair-Smith, just curious what do you feel is a decent wage?

Wendy Sinclair-Smith

Why shop at Walmart? They are terrible about taking care of their employees. Doesn’t that bother you?

So it is true?

John Kevranian

Norreen Bulotti The San Bruno City Council began plans to turn the Shops at Tanforan, of 44 acres, to potentially 1,000 units of housing units, a biotech campus and innovation hub, and more. The City Council finalized and authorized the release of the Reimagining the Tanforan Land Use Fact Sheet July 27 to share with the developers, property owners, potential investors and the public. It outlines the vision of a mixed-use, transit-oriented redevelopment for commercial and retail housing with a minimum of 1,000 housing units.

“It really seems like the stars are aligning around all of these properties. And I think it’s great that we’re being proactive and looking forward to some possibilities, sort of charting that ahead of time and not being reactive or waiting until sometimes it’s too late to make those decisions,” said Councilmember Michael Salazar.

The city hired CBRE, a commercial real estate services and investment firm, to help organize current and future property owners around a shared vision, to manage the interaction between all the parties to create a specific plan that works for everybody, said City Manager Jovan Grogan.

“It is our hope in partnering with all the property owners and the investors that are interested in Tanforan that we can reimagine Tanforan and have it be that locale of destination, e-commerce and community collaboration,” Grogan said.

Through this process, CBRE will focus on carbon neutrality as a goal for the project and also include nature and green spaces designed into the new streetscape and landscape for this site that includes accommodation for public and private open spaces, said Jay Sholl, senior vice president in the San Francisco office of CBRE.

“This is an amazing opportunity for us to provide housing, to provide jobs, community space, retail and other commercial opportunities for the next generation and to do it in a sustainable way,” said Councilmember Tom Hamilton.

After distributing the Reimagining Tanforan Fact sheet, they will meet with the current Tanforan property owners and potential investors. From there, the estimated timeline to launch the site master planning and environmental review processes is by late 2021 or early 2022. And by winter 2022 or summer 2023, the master plan would be adopted. In early 2023 or 2024, initial entitlements and construction permits would be reviewed. Groundbreaking will likely not take place until 2024 or 2025.

Requirements include amending the City’s General Plan, establishing a new Specific Plan, amending the current P-D zoning district to incorporate additional uses such as life science, housing, hospitality, and other viable land uses, reviewing the California Environmental Quality Act including the Environmental Impact Report and working with the San Francisco Airport Land Use Compatibility Plan and the San Mateo County Comprehensive Airport Land Use Plan to be issued a construction permit.

The three privately held parcels at Tanforan are actively being marketed by Queensland Investment Corporation or QIC and JCPenney, seeking buyers for the site. Seritage, a real estate investment trust that holds a former Sears location, is actively seeking investors for a biotech campus and an innovation hub.

The total property is owned by BART, JCPenney, QIC and Seritage.

I see many people posting that NO ONE can afford to live in South San Francisco anymore and that NO ONE can afford to pay the rents/mortgages on these new properties. Clearly, those statements are complete NONSENSE, If the need wasn’t there, the housing wouldn’t be built and every residential building fills immediately. Hello, people.
