The Planning Commission meeting this evening has a very intense agenda covering both major developments, including high rises, for El Camino Real and Oyster Point. For so long folks have asked to see our Safeway renovated and this may be part of the new 180 El Camino Real project. The area is 14.5 acres and would include 284 ‘living units’ with retail below. The Oyster Point project in part would include a nine story parking structure, 200 room hotel, 20,000sf of retail and more.
The meeting starts at 7:30 Thursday August 15 at the MSB 33 Arroyo and is a public meeting and open for all to attend. Attendees are invited to speak on the items on the agenda or on any topic pertinent to the Planning Commission. This Thursday meeting has some historical items and definitely worth your attention now and in the near future. Development will be a key issue in this November 2013 election, especially as we have Planning Commissioners as candidates for city council. Centennial Village – A Transit Orientated Development
Below are some of the renderings of the proposed Centennial Village, a Transit Orientated Development – WT Mitchell Group at 180 El Camino Real at South Spruce and Huntington. This is where Safeway, Ballys’, Bedroom Express, CVS and Firestone are currently located. This development was originally built in 1965 and was home to White Front, Treasury, Bentwood Markets and other landmarks through the years.
The new development requires the demolition of all the buildings and completing something close to the renderings below, with different phases being done in sequence. Plans for Centennial Village include 580 ‘at grade’ parking spaces with 812 provided within the structure. Entrance and exits to the development would be accessible by two driveways on El Camino Real, and on South Spruce and on Huntington Avenue.
Phase I would include major tenants such as Safeway and undetermined company, and a health club, both levels of buildings A, B, C, and D and major tenant as the renderings below show. In addition phase I includes construction of all surface parking and landscape improvements, and construction of 180 parking spots above Safeway.
This is great to see coming to fruition. For all the naysayers, think about why people think so lowly of South San Francisco to begin with. Aside from the not great weather (which I personally love since I can’t stand the heat), we don’t have any break nice areas to shop in. This wil only add to property values as the attraction of our city will grow. I hope that eventually there are plans to upscale Grand Ave at some point. This project only makes me happier as I see our city council really putting effort into wanting to make this a more desirable place to live in.
Cindy – there will be an OPEN HOUSE on July 24 Thurs 6-8pm at the old Ford Bldg on Airport/ Miller as the City unveils proposed plans for Grand Ave and the whole of downtown. Some great things in the works and the City is asking for more input from neighbors.

Housing is extremely unaffordable in SF and Peninsula (where all the jobs are). Basic supply and demand. We need more supply for middle class workers like myself. I narrowly squeaked into a house in 2011 but nowadays a condo would be my only option anywhere on the Peninsula. Honestly, South City wasn’t my first choice. We liked (warmer) San Mateo but not the areas we could afford. We looked at distant East Bay suburbs. We didn’t mind a condo but hated insane HOA.
So we started looking at South City. As an outsider, it didn’t make the best first impression. Along El Camino, there’s a lot of tired strip malls, cheap motels and empty lots. The downtown has good bones but is kinda shabby compared to nearby towns. But beyond the main drag, I saw a lot of nice, well maintained homes. A lot of pride. I saw the BART station redevelopment. It’s not the best architecture but certainly very clean and modern. I also checked the city website. I learned the city had aggressive plans to redevelop El Camino and pretty much every eyesore in the city, including that sad sack ghostly safeway at spruce. I was sold.
I know people are concerned about traffic, overcrowding and crime. But get a grip folks. The people that buy these condos will have to be relatively wealthy. They are buying because they like pedestrian/transit friendly and like the idea of owning maybe one small car and taking BART/bus for the rest. I know it inevitably WILL add more traffic but personally I would like a shopping center that has a little bit more activity going on, a place where people are hanging out and (gasp!) maybe walking around.
Sorry for the rant. Before you tar and feather me, know that my family has lived in San Mateo County (Pacifica, San Mateo) since the 1940s so I’m not just some tech worker trying to change everything. In fact, I see new development as a hedge against the tide of gentrification sweeping the entire Bay Area and a way for regular people to continue to enjoy the same quality of life previous generations did.
UNBELIEVEABLE… WE DO NOT NEED ANY MORE OF THIS OVER BUILDING AND OVERCROWDING. WE MIGHT NEED A BIGGER SAFEWAY, BUT NOT ALL THE OTHER CRAP. HOUSING??? FOR WHO? THE CITY DOES NOT NEEED MORE PEOPLE! THIS IS RIDICULOUS AND I HOPE IT NEVER EVER EVER EVER EVER EVER HAPPENS!!!!!!!!!!!!!
We’ve needed a new Safeway for YEARS! What we do not need is more housing. I’ve been a resident of SSF since 1958 and the traffic situation has gotten worse with each new residential “upgrade” of apartments. What about schools? We’ve downgraded (or closed) several schools over the years and now we are going to have a bigger population growth with these new apartments? Too much!

I like the idea of improving retail options at that location but its to much housing. Im concerned with the traffic it will cause.
I agree about the housing. We already have so much housing, via apartments in the area, we don’t need more. Our schools are already overcrowded. However, we do need a nice shopping area in that section of town. I live in Mayfair Village, and would much appreciate nice shopping.
Sad to think that we just keep cramming more and more people and buildings and traffic into our city. It looks like the area down by the ball park in SF. It looks like the area down by Costco is So. City. It looks like the area across from Tanforan in San Bruno and it is just like Millbrae.
I am all for the renovation of a new Safeway but that thing looks HUGE.

Well I live in Brentwood, and traffic is already a problem here! This will just add to it, not to mention all the dirt, noise and Big trucks, that this project will generate!
